• **Job Responsibility:**
    * Analyze data and prepare regular reports
    * Participate in cross-functional team meetings
    * Develop and implement new processes to improve efficiency

    * Assist the sales and marketing team in reviewing house rules and handbook for the assigned portfolio of developments.
    * Organise and coordinate the entire process of vacant possession to ensure proper compliance with all Standard Operating Procedures (SOP) and achieving high level of customer satisfaction.
    * Organise, implement and monitor defects rectification process and maintenance programmes.
    * Manage owner/resident inquiries, complaints, and renovation approvals including ensuring proper compliance with House Rules and ISO procedures as applicable.
    * Selection and recommendation for appointment of property management company as required.
    * Liaising and coordinating with the Management Office (MO) on forming of Joint Management Body (JMB)/Management Corporation (MC) as and when applicable.
    * Act as developer’s representative in the JMB/MC and to attend all meetings as may be convened by the JMB/MC.
    * Liaising and coordinating with the relevant local authorities on all matters pertaining to developer’s duties and responsibilities regarding stratified development upon vacant possession.
    * Planning, organizing and implementing preventive maintenance programmes for a portfolio of commercial and industrial properties.
    * Conducting regular property inspection, diagnose defects and take remedial actions to restore/preserve the physical condition of the assets.
    * Budgetary planning and control of outgoings and upgrading works.
    * Administering contracts pertaining to outsourced services.
    * Interfacing and coordinating with tenants on tenancy works and other related matters.
    * Perform other general property administrative works such as insurance matters, keeping proper record of space inventory and utilization, ensuring that the tenancy policies are complied with and etc.

    **Job Requirements:**
    * Strong communication skills (both written and verbal)
    * Proficient in Microsoft Office Suite
    * Fluent in English and Bahasa Malaysia

    * Possess a Diploma/Degree in Property/Real Estate Management or related disciplines.
    * Minimum 8 years of working experience in a related field.
    * Good working knowledge of vacant possession (VP) procedures and defect management.
    * Well versed with land matters, Strata Title Act, Strata Management Act, Building and Common Property (Maintenance \\& Management) Act, and such other related legislations as may be applicable.
    * Good communication and interpersonal skills.
    * A registered member of the Board of Valuers, Appraisers, Estate Agent and Property Managers (BOVEAP) is a plus.
